The Pickwick Lake Cleaning Crew That Knows Lake Property
Lake homes are not normal homes when it comes to exterior cleaning. Humidity sits high all summer, shaded sides grow algae fast, decks see boat-shoe traffic, docks fight a constant losing battle against waterline scum and bird droppings, and pontoon tubes turn green over a single hot July. Cleaning a lake house with the same crew that handles a parking-lot pressure-wash leaves you with damaged siding and a deck that never looked clean.
We're a Pickwick-based pressure-washing operation that specializes in lake property. We soft-wash siding at the gentle pressure that brick, vinyl, and painted surfaces actually need. We treat roof streaks with the chemistry that kills algae for years, not the high-pressure blasting that strips shingles. We clean wood and composite docks, pontoon tubes, and the boat lift — usually in the same visit.
Quotes are free and in writing. Most homes we can quote over the phone or after a quick property look. Call (731) 244-8907 — or use the form above and we'll get back to you the same day.
What We Clean
Every exterior surface on a Pickwick Lake property. Houses, roofs, decks, driveways, docks, boats, and commercial sites — cleaned with the right method and the right pressure for each surface.
House Washing (Soft Wash)
Soft washing is what your house actually needs — not high-pressure blasting. We apply a gentle, biodegradable cleaning solution that kills the algae, mildew, and pollen at the source, then rinse with low pressure. Brings dingy siding back to looking newly painted, without damaging it.
Those black streaks on your roof are gloeocapsa magma algae, and they spread. We soft-wash shingle and metal roofs with a gentle treatment that kills the algae at the root. The streaks fade over the next few weeks, and the roof stays clean for years — not the months you get from pressure-blasting (which damages shingles).
Wood decks, composite decks, fences, pergolas, and outdoor furniture — cleaned and ready for staining or sealing. We use the right pressure and cleaner for each surface so we restore the wood rather than splinter it.
Concrete and paver surfaces hold years of dirt, mildew, oil, and tire marks. We use surface cleaners and rotating-arm tools that strip it back to clean — without the zebra-striping that comes from someone going freehand with a wand.
Lake docks take a beating — algae, mildew, fish gunk, bird droppings, and waterline scum. We clean wood, composite, and Trex docks with techniques that won't damage the wood or harm the lake. Boat lifts, swim platforms, and ladders included. Most lake homeowners want this done annually or twice a year.
Pickwick Lake boats grow scum and algae fast — especially pontoon tubes and waterline strips. We clean fiberglass and aluminum hulls, pontoon tubes, deck surfaces, and trailer rinses. Add it to your dock cleaning visit, or schedule separately before the season.
High pressure on siding rips off paint, drives water under the lap, and voids your siding warranty. The right way is "soft wash" — a biodegradable cleaning solution applied at low pressure that kills algae and mildew at the root, then rinses clean. We're trained on the proper chemistry and dilution for each surface type.
Lake Home Specialists
Lake properties have unique challenges — constant humidity, shaded north sides, waterline scum, pontoon algae, dock gunk. We work them every day. We know where the recurring problems live and how to keep them from coming back as quickly.
Absentee Owners Welcome
Most lake homes are second homes. You may be in Memphis, Nashville, Birmingham, or further. We send before-and-after photos, work on a schedule that doesn't require you to be on-site, and bill by card on completion. You get the property cleaned without driving down for it.
Right Pressure for the Surface
Wood deck: medium pressure with the grain. Composite deck: very low pressure with cleaner. Concrete: surface cleaner attachment at high pressure. Roof: zero pressure, all chemistry. Brick: low to medium with cleaner. We don't use the same setting on everything — that's how cleaners damage things.
Insured & Bonded
Lake homes have expensive landscaping, expensive boats, expensive everything. We're fully insured for property damage, with general liability coverage that protects you if something goes wrong. Documentation provided on request.
Maintenance Contracts
Most of our lake-home customers go on an annual or twice-a-year cleaning schedule. You stop thinking about it; we show up and keep the property looking right. Lower per-visit pricing than ad-hoc bookings.

What Pickwick Lake Homeowners Say
"Our house in Counce had black streaks all over the roof and the north side was green with mildew. They soft-washed both. Looked like a different house. They sent me before-and-after photos since we were back in Memphis — super easy to work with."
"They cleaned the dock, the pontoon tubes, and the boat lift all in one visit. Saved me a day of scrubbing on a hot weekend. Booked them for annual service after seeing how they left it."
"Old wood deck on the lake side was almost black with algae. They gentle-pressure cleaned it and now it's ready to re-stain. Knew exactly what pressure to use so they didn't tear up the wood. Lawn and landscape weren't disturbed at all."
Common Pickwick Pressure Washing Questions
What's the difference between soft washing and pressure washing?
Pressure washing uses high water pressure to physically blast dirt off a hard surface like concrete or stone. Soft washing uses a biodegradable cleaning solution at low pressure to kill the algae, mildew, and pollen that grow on siding, roofs, and softer surfaces. The wrong method on the wrong surface damages it.
How often should I wash my lake house?
Most Pickwick Lake homes do an annual soft wash on the siding and a twice-a-year dock cleaning. Shaded north sides may need a yearly treatment regardless of how clean the rest of the house looks. Roofs with algae streaks should be soft-washed every 2-3 years.
How much does pressure washing cost?
It depends on the property — size, surfaces, accessibility, what's growing. We give a written quote in advance, free and no obligation. See our Free Quote page for how we figure pricing.
Do I need to be home?
For most exterior cleaning, no. You unlock the gate, point us at the outdoor faucet, and we send before-and-after photos when finished. Payment by credit card on completion. This is how most of our second-home customers prefer to work.
