House Washing on Pickwick Lake, TN
The right way to clean siding is soft washing — not high-pressure blasting. We apply a gentle, biodegradable cleaner that kills algae and mildew at the source, then rinse with low pressure that won't damage the siding, drive water under the lap, or void your warranty.

Why Soft Wash, Not Pressure Wash
Most house siding — vinyl, brick, stucco, painted wood, fiber cement — is NOT meant to be hit with high-pressure water. High pressure on vinyl drives water under the lap and behind the wall, where it grows mold inside the structure. High pressure on painted wood strips paint. High pressure on stucco breaks the surface. And high pressure does nothing about the actual problem — the algae and mildew that grew there in the first place.
Soft washing is the industry-standard method for residential exteriors. We apply a low-pressure cleaning solution (sodium hypochlorite + a surfactant, biodegradable, properly diluted), let it dwell for a few minutes, then rinse with garden-hose pressure. The chemistry does the cleaning; the water just rinses.
What Surfaces We Soft Wash
- Vinyl siding — the most common Pickwick lake home siding
- Brick & stone veneer
- Stucco & EIFS
- Painted wood siding
- Fiber cement (Hardie board, James Hardie)
- Soffits, fascia, and gutters (exterior)
- Garage doors
- Outdoor shutters and trim
What We Treat
- Green and black algae — the most common growth on shaded north-facing siding
- Mildew and mold — particularly heavy on lake homes with year-round humidity
- Pollen and tree sap residue — spring and early summer buildup
- Spider webs and insect nests — under eaves and around outdoor lights
- Bird droppings, wasp residue, dirt streaks
How Long Does It Last?
A proper soft wash on Pickwick Lake siding typically keeps the house looking clean for 12 to 24 months. North-facing and shaded surfaces re-develop algae faster than sun-exposed sides. Most lake homeowners schedule annually; some shaded properties go on a twice-a-year plan for the shaded sides specifically.
Plants, Pets, & Surroundings
We pre-wet landscaping before applying cleaner and rinse it thoroughly afterward to dilute any overspray. Properly performed soft washing is safe around plants, lawns, pets, and people. We also tarp or cover sensitive ornamentals near the work area.
How We Price House Washing
Price depends on house size, height (single vs. two-story), number of stories, accessibility, and what's growing. Most single-story lake homes are a single-day job; larger or two-story homes take longer. We give a written quote after a brief look at the property or a couple of photos. Here's how our quotes work.
