Why We Don't Publish a Price List

You won't find a flat per-square-foot price on this page, and there's a good reason. Cleaning a small one-story home with one shaded north wall is a different job from cleaning a two-story lake home with a metal roof, lakeside deck, dock, and pontoon. Posting a single number would mislead one way or the other.

So we do the next-best thing: we ask about the property, recommend the right scope, and give you a written quote. Free, no obligation, no pressure.

What Affects the Price

• Type of work — soft washing vs. pressure washing vs. dock cleaning vs. boat cleaning all have different ranges
• Surface area — bigger property, more wall, more roof, more concrete = more time and material
• Height & access — single-story vs. two-story; ladder work vs. ground level; multi-tiered lakeside decks
• Surface type — vinyl siding is straightforward; brick takes more chemistry; cedar takes more care
• Condition — routine refresh vs. heavily oxidized, mossy, or stained surface
• Specialty work — pontoon-tube acid wash, rust removal, paver re-sanding, hot water for grease
• Bundle vs. à la carte — combining house + roof + deck + dock in one visit is much cheaper than separate trips
• Scheduled contract — recurring customers get lower per-visit pricing

What to Expect From a Quote

1. You call, message, or email. Tell us the property, the work, and any specific concerns.
2. Photos help. A few phone photos of the siding, roof, dock, etc. are often enough to quote without a site visit.
3. We give a written quote. Itemized so you can see what's included. Bundle pricing where applicable.
4. You decide. No pressure. We follow up once after a quote; if you're not interested, you won't hear from us.
5. We schedule. Usually within a week, sooner for time-sensitive jobs.

How We Handle Payment

Payment is due on completion. We accept cash, check, and major credit cards. For larger commercial projects or scheduled maintenance contracts, we invoice with net-30 terms.

Maintenance & Recurring Contracts

For lake homes and commercial customers, we offer scheduled maintenance contracts (annual, twice-yearly, quarterly). Lower per-visit pricing, priority scheduling, and we keep the property consistently clean. Talk to us if you'd rather not think about it.

Absentee Owners

If you're not on-site, we send a written quote, before-and-after photos at the visit, and bill by card on completion. No need to drive down for the cleaning.
